In January 2024, we undertook roofing repairs to a warehouse roofs in Southwick, West Sussex.
The steel roof had rooflights fitted in it and the sheet laps where the rooflights and steel sheets met had rusted through and were leaking. The building had a mezzanine floor internally which was close to the roof and solar gain was also a problem in the summer.
The client therefore chose the option of fitting new steel flashings to run from the ridge over the rooflights to prevent the leaks on the side of the roof that gets the direct sunshine. On the other slope we fitted flashings to cover the top lap.
The flashings were secured using new fixings and sealed for weather-tightness.
Pictures 1 and 2 show the new flashings whilst pictures 3 and 4 show the old rooflights and the rusted through sheet laps.
